Made from compression foam and covered with durable fabric, dock seals are mounted on the top and sides of your dock doors. As trucks back into them, the weight and pressure seal the trailers from the elements.

While dock seals are essential for climate control and weather protection, they can’t remain functional without skilled and periodic maintenance. By providing regular upkeep, Vortex technicians help improve the safety, efficiency, and productivity of your operation. We’re equipped to handle any and all issues you may encounter, including:

  • Worn Fabric and Padding: Repeated contact with trucks can weaken the fabric around dock seals, often causing it to tear. At the same time, constant pressure can compact the foam, leaving gaps around the door.
  • Weather Damage:. Because they’re exposed to weather and ultraviolet light, dock seals deteriorate quickly in some locations, requiring frequent replacements.
  • Misalignments: Repeated impacts, even at low speed, can gradually reposition the seal, making it less effective. Seals that were not properly aligned during installation won’t compress properly either, leaving gaps for rain, snow, and wind to seep into your loading bay.
  • Mold and Mildew: Dock seals exposed to rain and humidity often accumulate fungal growths, which damage their structural integrity and endanger the health of your staff.
  • Loose Mounting: Dock seals are held in place by brackets and lag screws. Corrosion and repeated impacts can damage the mounting equipment, causing the seal to become detached and form leaks.

Two stars for the techs who did the work and the staff on the phone. Minus three stars for the following.

$600 to replace a door lock? They charge $158 to come out, plus bill you for $80 per half hour. The tech took two hours to do the work and cost us $600 to replace a LOCK! I was completely unaware of these charges when I mentioned we are a new client. I would have gone somewhere else.

We will not use this company ever again! This was the first time and will be my last time!
