What Are the NFPA 80 Annual Fire Door Inspection Requirements?

October 12, 2026 | Commercial Doors

The NFPA 80 annual fire door inspection requirements are at least an annual inspection and testing of fire door assemblies to help ensures they will perform properly during a fire.

These inspections are meant to make sure your fire door assemblies have functional hardware, clear signage, no propped or blocked doors and no field modifications that void listings. Additional requirements require the gaps between the door, frame and threshold meet clearance limitations and that the door fully closes and latches from any position. These findings need to be backed up by a written inspection report.

Inspections make sure your fire door assemblies are operational and compliant. According to the NFPA 80, a fire door assembly is the door, frame, hardware and related features of your fire door. All of these need to be checked.

Published by the National Fire Protection Association, NFPA 80 establishes the requirements for the installation, inspection, testing and maintenance of fire door assemblies. Because the standard is updated periodically, facilities should follow the latest adopted edition and any applicable local building or fire codes. Working with qualified fire door inspectors can help ensure continued compliance and occupant safety.

Do NFPA 80 Annual Fire Door Inspection Requirements Apply to You?

NFPA 80 annual fire door inspection requirements apply to you if you own or manage commercial and institutional buildings with fire-rated doors, such as hospitals, schools and businesses.

Not sure whether your facility is required to comply? A qualified fire door inspection can identify your fire-rated openings, evaluate their condition and help determine your compliance obligations.

Who Should Complete Your NFPA 80 Fire Door Inspection?

Your NFPA 80 annual fire door inspection should be completed by a qualified person, meaning someone with the knowledge, training and experience to evaluate the condition and operation of fire door assemblies.

While you do not generally require inspectors to hold a specific certification, many choose inspectors with recognized fire door credentials because they demonstrate specialized training and a thorough understanding of current NFPA 80 requirements.

Some local laws and insurance companies may also require a certified inspector. Rolling fire doors should be inspected by technicians with specific training, as required by NFPA 80 and local authorities.

Choosing an experienced fire door provider helps ensure potential deficiencies are identified accurately, documented properly and addressed before they become safety or compliance issues.

What Is Involved in an NFPA 80 Fire Door Inspection?

An NFPA 80 inspection involves making sure that:

  • Labels are legible and present on the door, frame and door window.
  • Signage covers less than 5% of the door’s face and does not interfere with the door’s operation.
  • There are no holes in the frame or door.
  • The glazing and glass kit in the fire door assembly are correctly secured and labeled and in good condition.
  • The hardware, frame and door are properly installed and function as intended.
  • There are no missing, damaged or inoperative hardware or door parts.
  • Door clearances meet allowable limits.
  • There are no obstructions around the fire door.
  • The door is self-closing and self-latching, and the door latches from any open position.
  • Where gasketing and edge seals are required, they are the right type and correctly in place.
  • No unapproved field modifications have been made that could affect the fire rating of the assembly.

This is not an complete checklist your requirements may vary by building, type of fire door assembly, the edition of NFPA adopted by your jurisdiction and local building and fire codes. Take a look at current NFPA 80 standards or talk to a qualified inspector to make sure your inspection covers everything.

After your inspection is done, you need an inspection report to show your fire doors are compliant.

What Documentation Is Required in an NFPA 80 Fire Door Inspection Report?

The documentation in a NFPA 80 fire door inspection report should include details about the inspection itself and individual fire door assembly records. There is no specifically required format, but the report should include:

  • The date when the inspection was performed.
  • The name and address of the facility where the inspection took place.
  • The name of the inspector, their company name and address and their signature.

Another piece of documentation are the individual fire door assembly records included with these report. These should include a detailed record for each fire door assembly, including:

  • A unique identifier for the opening and its location.
  • The type and description of the fire door assembly.
  • Confirmation that a visual inspection and functional testing was conducted.
  • A list of any deficiencies found during the inspection.

Keep the signed report on file.

What if Your Door Doesn’t Meet NFPA 80 Annual Fire Door Inspection Requirements?

If your door doesn’t meet NFPA 80 annual fire door inspection requirements, deficiencies should be corrected as soon as possible to restore the door’s ability to perform as intended during a fire. After repairs are completed, the building owner should maintain documentation of the corrective actions taken.

Quickly addressing deficiencies helps maintain safety, code compliance and reduced risk of violations during an Authority Having Jurisdiction (AHJ) inspection.

What Happens if You Don’t Get NFPA 80 Annual Fire Door Inspections?

If you don’t get NFPA 80 annual fire door inspections or fail to make adjustments when a door fails an inspection, fire marshals or other authorities can issue violations, fines or even close your building until compliance is met. Penalties depend on local authority.

Failing to meet NFPA 80 requirements may also mean people could be hurt if there is ever a fire. If they are, you as a building owner or manager can face lawsuits if your actions led to the injuries.

If you don’t have yearly inspection reports, your property insurer may also increase your premiums, deny coverage or even drop your policy.
